Offices and Business Premises

Located on a corner plot in Victoria Island, this 10-storey Office Building was conceived to embrace its location, catching maximum views from the two roads it faces and playing with circulation routes and patterns. Other design considerations were parking, space efficiency, and economy in services.

The development consists of a basement for parking, a split level ground floor, and 10 upper floors, each with an average gross floor area of 540sqm, yielding a net lettable space of 370sqm. The ninth and tenth floors are designed as residential accommodation.

The Design

It was designed as a glass box, but with a façade clad with geometrically shaped Titanium Dioxide panels. This, apart from keeping the U-values low thereby reducing the cooling load within the building, also neutralizes certain pollutants in the air, purifying the atmosphere around the building.

These together with other measures and components employed in the proposal are designed to enhance a good sustainability rating for the building. The project is in the Detailed Design stage, and it is hoped that it will be on site by Q1 of 2019.
